Summary

Day to day Tasks

• Participate in the pre-concept phase to shape initial ideas for BEYOND’s ultra-luxury real estate projects in collaboration with the Design team, providing constructive feedback on the feasibility of the suggested ideas.
• Conduct the assessment of initial designs to determine their feasibility for implementation according to BEYOND’s high standards.
• Prepare feasibility studies for BEYOND’s upcoming project in alignment with the ultra-luxury standards.
• Conduct comprehensive research on market demand, analyze competition, and evaluate market trends in collaboration with the development team.
• Define the technological requirements for projects, including advanced construction methods and smart home features.
• Build the cost and revenue projection report by analyzing pricing strategies and revenue streams for ultra-luxury projects.
• Define and identify resource requirements based on the approved plan and timeline to ensure timely achievement of milestones.
• Outline operational processes and develop workflows for project execution across design, marketing, and sales stages.
• Identify potential risks, such as market fluctuations or construction delays, and develop effective strategies to mitigate them.
• Monitor the commercial process by conducting regular reviews to ensure projects remain on track.
• Manage cost control during construction phases, ensuring adherence to budgets while identifying opportunities for cost efficiencies.
• Manage project programs and budgets, ensuring clear communication with consultants and stakeholders to align with BEYOND’s objectives.
• Maintain efficient relationship and communication channels with cost consultants to ensure timely delivery of required services.
• Participate in the appointment of consultants, ensuring they align with BEYOND’s standards and project budgets.
• Develop comprehensive business plans, secure necessary approvals and track progress against set goals.
• Prepare and present status reports on project alignment with plans, providing insights to the team and management.
• Conduct regular meetings with stakeholder to ensure collective understanding and commitment to project goals and timelines.
• Review changes to project scope and budget, providing updates to management and ensuring thorough documentation.
• Manage communication with vendors and suppliers to ensure timely delivery of materials and services, addressing any unresolved issues.
• Support commercial team in the negotiation of contracts with vendors to secure competitive pricing while ensuring compliance with quality standards.
• Oversee vendor performance to ensure adherence to contractual obligations and quality expectations, and provide constructive feedback related to their performance.
• Ensure all project activities comply with health and safety regulations through regular site inspections.
  
  

Competencies

Minimum Required Education : Bachelor Degree in Architecture / Civil Engineering / Real Estate Evaluation.

Average Years of Experience : 5 - 8 Years of Experience in Similar role

Soft Skills : Communication, Team player, Time Management, Problem solving, Adaptability and Attention to Details
