Savills is seeking an experienced Facilities Manager to oversee the full FM operations of premium residential projects in Abu Dhabi. This hands-on, site-based role is key to maintaining luxury standards, tenant satisfaction, and operational excellence.
You will supervise all FM service providers, manage maintenance programs and DLP periods, ensure compliance with health & safety regulations, and oversee MEP systems, BMS, life-safety equipment, and common-area presentation. Working closely with the Senior Facilities Manager, Property Manager, and Abu Dhabi leadership, you will proactively manage building performance, resolve tenant requests, and maintain high service levels.

Key Responsibilities

Key Responsibilities
- Implement “Savills FM standards” policies and procedures. Train the FM teams on the standards required and their role in the process
- Co-ordinate, manage and monitor facilities management & maintenance services to be delivered on all facilities and assets that Savills are contracted to oversee, ensuring effective delivery in line with SLAs, KPIs, and client satisfaction metrics
- Ensure that all Health, Safety and Environmental issues are managed in line with set procedures
- Coordination with Health and Safety Team members regarding inspections and compliance reporting
- Manage day-to-day FM operations for high-end environment.
- Ensure building presentation standards are consistently maintained across lobbies, corridors, elevators, amenities, and parking areas
- Conduct regular and ad-hoc inspections of all properties and ensure that they are clearly documented & auditable with documented findings & recommendations
- Attend regular meetings with service providers to review reporting & critique performance, motivate contractors to perform and where necessary put contractors on notice / performance review
- Develop service levels and standards and monitor performance against contracts & SLAs
- Develop processes to identify and collate requests for works, managing the process and ensuring work is completed to the highest standard and suitable timeframes
- Minimise systems down time, actively seeking to decrease “time under maintenance” reducing loss of revenue
- Lead sustainability initiatives and energy efficiency programs in alignment with the client’s ESG goals
- Monitor and report on utilities performance and environmental KPIs (e.g., energy, water, waste)
- Utilize CAFM, BMS, and IoT-based platforms for maintenance, reporting, and fault tracking
- Co-ordination and oversight for all fit-out related projects at the assigned assets including – commercial units’ (offices and retail) fit outs, common area refurbishments, in unit maintenance & upgrades
- Develop and manage FM tender processes and develop & manage pre-qualified contractor directory
- Prepare weekly FM performance updates (SLA tracking, critical issues, energy consumption, and contractor performance)
- Provide monthly building condition, compliance, and maintenance reports
- Oversee tenants’ maintenance requests and ensure timely closure of work orders
- Coordinate move-in and move-out inspections from a technical/FM perspective
- Ensure all soft services (cleaning, security, concierge if applicable) meet premium standards
- Monitor comfort-level services such as HVAC, water supply, elevators, and lighting
- Act as first point-of-contact for technical emergencies within the building
- Ensure compliance of fire alarm systems, firefighting panels, emergency lighting, and life-safety equipment
- Ensure FM and service provider staff maintain professional behaviour, appearance, and tenant-facing etiquette appropriate for a premium building
- Review and authorise all service provider invoices for work completion & authorise to PM and Client to pay
- Ensure business continuity and emergency response plans are developed, updated, and tested regularly
- Lead coordination during emergency situations and manage response teams as needed
- Develop relationships with UAE & ME FM Teams, championing Savills standards & regional collaboration
- Responsibility for the running, maintenance & repairs of the assigned sites, liaising with the Dubai and Abu Dhabi business heads to ensure their requirements are met for smooth day to day operations
- Minimum 5 years FM experience with quality providers
- Currently based in Abu Dhabi is preferable
- Proven experience of managing a team
- Strong knowledge of Abu Dhabi regulatory compliance, including Civil Defense, ADM, and relevant FM regulations, as well as key contractors & providers
- Experience managing FM operations ideally high-end or premium buildings
- Understanding of tenants’ expectations, comfort standards, and lifestyle service delivery
- Strong experience in operational and performance reporting, including monthly FM service reviews, KPIs/SLAs tracking, and budget variance analysis
- Engineering degree & experience relevant to Facility Management
- Strong communicator, capable of presenting technical/financial findings to clients
- Willing to innovate to provide higher standards of service than the market average
- Detail-oriented and motivated
- Numerate, with attention to detail, & clear record keeping skills
- Experience supervising MEP systems in high-rise buildings (chillers, pumps, HVAC, plumbing, electrical systems)
- Knowledge of life-safety systems and statutory testing requirements
- Role is based in Abu Dhabi; candidates must be available for full-time site-based work
- Ability to handle escalations calmly and maintain satisfaction
- Proficient in Microsoft Office (Excel, Word, PowerPoint) –with a strong focus on creating professional client reports and analysis dashboards
- Experience using AutoCAD and CAFM systems or any other tech platforms including recording tenants’ requests, tracking SLA performance, and producing weekly reports on open and closed work orders
- Highly motivated and extremely well organised
