Operations Manager for Self-Storage Facilities

Key Responsibilities
- Full operational management of the self-storage facilities and their staff (8 employees)
- Oversight and optimization of existing marketing and sales channels, as well as development of new, more effective strategies
- Maximizing occupancy by filling vacant units and replacing outgoing clients with new tenants at the highest achievable rates
- Enhancing operational efficiency and increasing business profitability through optimization of staffing, cost structure, pricing strategy, and other operational levers
- Managing critical communications with clients and counterparties on key operational and contractual matters
- Overseeing contract administration, invoicing and payments, working with CRM systems, financial software, and online banking platforms
- Coordinating the preparation of accounting and management reports with the responsible finance personnel
- Providing regular performance reports to the head office and shareholders in accordance with established formats and deadlines
- Participating in the development and implementation of strategic initiatives related to business growth, new business models, and operational formats
- Current residency and work experience in the UAE
- Proven experience in managing a warehouse or similar operation involving a high volume of clients and relatively low average transaction value
- Demonstrated ability to lead a multicultural team, including both administrative and operational staff
- Strong command of core marketing and sales tools, techniques, and channels
- Solid understanding of key operational and financial performance indicators
- Ability to process and analyze large volumes of data and information, draw conclusions, and make informed decisions
- Proficiency in Russian and English is mandatory
- Strong cross-cultural communication skills
