Quantity Surveyor – Interior Fit-Out (ID Fit-Out)

Note: Strictly from a Fit-Out Architecture background & NOT Civil background. Applications from candidates with only civil background will NOT be considered.

Position Overview:

We are seeking an experienced Quantity Surveyor with a strong background in interior fit-out projects to join our team. The ideal candidate must have expertise strictly in fit-out architecture, including FF&E works and drafting experience. You will be responsible for managing all costs related to interior fit-out works, ensuring projects are delivered within budget and to the highest standards. The role involves cost estimation, procurement, financial control, and drafting support, working closely with project managers, contractors, and clients.

Key Responsibilities:

Cost Estimation, Drafting & Tendering:

• Estimating, tendering, and handling post-contract activities for interior fit-out and FF&E works.
• Reviewing drawings, specifications, and tender documents.
• Drafting and reviewing technical drawings to ensure cost efficiency and design feasibility.
• Preparing and verifying Bill of Quantities (BOQ) and scope of works with cost estimates.
• Assessing tenders and reviewing contracts.

Procurement & Cost Control:

• Estimating material requirements and preparing sub-contractor packages.
• Reviewing and analyzing subcontractor quotations and preparing a comparison sheet for suppliers.
• Preparing and submitting tender documents.
• Coordinating with the Procurement Department for purchase orders and consultant approvals.

Project Execution & Financial Management:

• Liaising with Consultants, Subcontractors, and Suppliers for specifications, quantities, and cost efficiency.
• Identifying variations and design changes, preparing variation orders, and obtaining consultant approvals.
• Preparing estimates for additional works and proposals.
• Issuing payment certificates for subcontractors and incorporating approved variations.

Requirements:

Qualifications & Experience:

• Strictly from a Fit-Out Architecture background – NOT Civil Engineering.
• Proven experience as a Quantity Surveyor in interior fit-out projects.
• Strong knowledge of cost management, budgeting, and financial control for fit-out works.
• Expertise in construction materials, labor rates, the fit-out process, and drafting.
• Proficiency in AutoCAD and drafting tools to support design and cost estimation.
• Proficiency in cost estimation software & MS Excel for financial analysis.
• Excellent negotiation and communication skills.
• Ability to manage multiple fit-out projects simultaneously.
• Experience in both commercial and residential fit-outs is a plus.
