What You'll Be Doing
As a Senior Business Analyst in our Property Management department, you will provide analytical, reporting, and strategic insight support to the Retail Property Development team. This role combines business analytics, financial modelling, data management, and innovation (including AI applications) to enable data-driven decisions around store expansion, relocation, refurbishment, and optimization of Chalhoub Group’s retail portfolio across the region.
You will act as the analytical backbone of the property-development function — ensuring all decisions regarding site selection, cost efficiency, and portfolio performance are guided by accurate, timely, and actionable insights.

What You'll Be Doing
As a Senior Business Analyst in our Property Management department, you will provide analytical, reporting, and strategic insight support to the Retail Property Development team. This role combines business analytics, financial modelling, data management, and innovation (including AI applications) to enable data-driven decisions around store expansion, relocation, refurbishment, and optimization of Chalhoub Group’s retail portfolio across the region.
You will act as the analytical backbone of the property-development function — ensuring all decisions regarding site selection, cost efficiency, and portfolio performance are guided by accurate, timely, and actionable insights.
Your Responsibilities Will Include The Following
Reporting, Insights & Analytics:
- Design, build, and maintain dashboards and automated reports to track KPIs related to store openings, lease performance, occupancy cost ratios, and development project timelines.
- Partner with leasing, finance, and operations teams to ensure accurate and timely data capture for property and project metrics.
- Provide data-driven insights on performance trends, highlighting risks, opportunities, and recommendations for improvement.
- Develop forecasting and scenario models to assess the impact of various market and financial conditions on property decisions.
- Present clear, visual, and concise insights to Leadership and senior stakeholders through storytelling dashboards and presentations
- Support financial modelling and business cases for new developments and renovations, assessing CAPEX, rent levels, build-out costs, and expected ROI.
- Identify cost-saving opportunities across leases, construction, and operations through comparative analytics and benchmarking.
- Collaborate with Finance to ensure alignment between project budgets, forecasts, and actual spend, providing variance analysis and insights to Leadership.
- Track and report on occupancy cost ratios, lease terms, and profitability metrics to drive portfolio optimisation.
- Partner with Market Intelligence teams, Country Management teams and to align retail-property decisions with brand and consumer trends.
- Provide insights on consumer behaviour, retail format trends, and mall traffic patterns that inform store placement and format strategies.
- Translate marketing intelligence into actionable inputs for property-development projects, ensuring store locations support brand positioning and experiential retail objectives.
- Oversee and continuously enhance the Retail Property Development department database, ensuring data accuracy, consistency, and usability for analytics.
- Develop and maintain data taxonomies and metadata structures that support cross-functional integration (leasing, finance, 3D, etc.).
- Use advanced analytics tools to automate data validation, reporting, and performance tracking processes.
- Drive adoption of data-driven culture within the Property Development team by promoting best practices in data quality and analysis.
- Explore and implement AI-driven tools and predictive analytics to improve forecasting accuracy (e.g., rent prediction models, site performance scoring).
- Identify opportunities for automation of reporting and analysis through AI and machine learning applications.
- Partner with Group Digital or Data Science teams to develop innovative analytical models that enhance decision-making in site selection, budgeting, and lease optimization.
- Stay abreast of emerging technologies and trends in proptech and retail analytics to bring forward continuous innovation in the function.
- Act as the analytical link between Property Development, Finance, Accounting, Leasing, Marketing, and Operations.
- Support executive presentations and business reviews with concise and visually impactful data storytelling.
- Ensure alignment between project objectives, financial constraints, and strategic business goals.
- You are a finance graduate.
- You possess at least 3 to 8 years of exposure in real estate, leasing, and finance within a retail company.
- You preferably are an Arabic speaker.
- You have hands-on experience in project management, data management, and analysis.
- You are proactive, adaptable, and solution oriented, with excellent interpersonal skills.
- You have advanced Excel capabilities, including financial modelling and scenario analysis.
- You have practical experience with data-visualization tools such as Power BI and Tableau.
