Job Brief:
We are seeking an Assistant Finance Manager to support the financial operations of a real estate portfolio, including property management and holiday homes operations. The role requires hands-on financial reporting, cash flow management, budgeting, internal control oversight, and team supervision. The ideal candidate must have strong experience within the real estate sector and a solid understanding of related financial regulations and processes.
Job Responsibilities:
Financial Reporting & Accounting
- Prepare monthly, quarterly, and annual financial statements in accordance with IFRS and local regulations.
- Oversee general ledger, accounts payable, accounts receivable, and payroll activities.
- Ensure accuracy and integrity of financial data and reporting.
- Manage and reconcile inter-company transactions.
Budgeting & Forecasting
- Lead preparation of annual budgets and periodic financial forecasts.
- Analyze variances between actual and budgeted results, providing corrective recommendations.
- Assist management in long-term financial planning and strategic decision-making.
Internal Controls & Compliance
- Implement and monitor internal controls to safeguard company assets and reduce risks.
- Ensure compliance with VAT, corporate governance standards, and audit requirements.
- Coordinate and liaise with external auditors and support annual audit processes.
Cash Flow & Treasury Management
- Monitor and manage daily cash flow to optimize working capital.
- Approve payments and oversee treasury and banking activities in alignment with company policies.
- Ensure effective liquidity and fund management practices.
Team Leadership & Development
- Supervise and mentor finance staff, providing training and performance guidance.
- Ensure proper delegation of tasks and maintain succession readiness within the finance team.
Financial Analysis & Decision Support
- Analyze the financial performance of property management and holiday homes operations.
- Provide insights and recommendations to management for investment and operational decisions.
- Perform cost-benefit analyses for major capital expenditures and improvement projects.
Job Requirements:
- Bachelor’s Degree in Accounting, Finance, Business Administration, or a related field.
- Professional certification (CMA, CPA, ACCA, or ACT) preferred.
- Minimum 5 years’ experience in finance or treasury within a real estate/property management organization.
- Proven experience in cash flow management, financial reporting, and banking operations.
- Strong working knowledge of ERP systems (Yardi preferred).
- Proficiency in MS Office, including advanced Excel skills.
- Strong knowledge of Dubai tenancy laws, RERA regulations, leasing processes, and Ejari procedures.
- Ability to work independently as well as collaboratively in a structured control environment.
- Strong analytical, communication, and leadership skills.
- Hands-on experience with banking operations and treasury management.
- Ability to perform variance analysis and provide corrective recommendations.
- Experience in budgeting and long-term financial planning for property management operations.
- Knowledge of internal controls and risk management within a real estate context.
- Familiarity with investment and operational decision support, including cost-benefit analysis for capital expenditures.
