About the Job:
An opportunity has arisen for an Associate Director of Feasibility to join Development team in Jumeirah Corporate. The main duties and responsibilities of this role:
- Perform comprehensive market research to gather data on industry trends, competitive landscapes, and potential demand for new projects.
- Develop and maintain detailed financial models to evaluate the economic viability of potential investments, including revenue projections, cost estimates, and return on investment analyses.
- Prepare and present feasibility studies for new developments, acquisitions, and renovations, providing recommendations based on thorough analysis and research.
- Assess potential project sites, considering factors such as location, accessibility, zoning regulations, and environmental impact to determine suitability for development.
- Identify and evaluate potential risks associated with investment opportunities, proposing mitigation strategies to minimize impact.
- Work closely with internal and external stakeholders, including developers, architects, legal teams, and financial institutions, to gather necessary information and ensure alignment on project objectives.
- Provide strategic recommendations to senior management based on feasibility analysis, supporting the decision-making process for project approvals.
- Prepare detailed reports and presentations summarizing findings, analyses, and recommendations for investment opportunities, ensuring accurate and timely communication with stakeholders.
- Monitor the progress of approved projects, ensuring they remain on track and within budget, and provide ongoing analysis to support any necessary adjustments.
- Stay current with industry developments, best practices, and regulatory changes, continuously enhancing the feasibility assessment process and methodologies to improve accuracy and efficiency.
About You:
The ideal candidate for this position will have the following experience and qualifications:
- Essential - Bachelor's degree in as Hospitality, Business, Finance, Economics, Real Estate, or a related field from a renowned university.
- Proven experience 8 and more years in roles related to real estate development, investment analysis, strategic planning, or a similar field.
- Exceptional development portfolio showcasing a diverse range of successful projects.
- In-depth knowledge of real estate development principles, practices, and project lifecycle; familiarity with property valuation, market analysis, zoning regulations, and permitting processes.
- Demonstrate Strong financial analysis skills, including the ability to evaluate investment opportunities, analyzing cash flows, conduct risk assessments, calculate return on investment (ROI), and create financial models, etc.
- Proficient in MS Office and presentation software.
