The Role
We are seeking a highly skilled and detail-oriented Consultant to lead the portfolio-wide initiative of standardizing unit measurements, updating leasing plans, and securing authority approvals. The successful candidate will have expertise in property management systems, local authority regulations, and a strategic approach to optimizing asset value. Key Responsibilities: 1. Measurement Standardization & Updates: o Review and verify unit measurements across the portfolio in alignment with the latest floor plans. o Establish a timeline for updating all units to a unified measurement standard. o Collaborate with internal teams (RDD, Asset Management) to align on floor area measurements and ensure accuracy. 2. Leasing Plan Implementation: o Update GA leasing plans and LOD portfolio-wide to reflect new measurements. o Identify and flag units with area increases greater than 5m² for further action. 3. Authority Approvals: o Prepare, manage, and submit necessary approvals to local authorities, including ADM and Tawtheeq. o Act as the main point of contact for coordinating with regulatory bodies to ensure compliance. 4. Project Management: o Oversee and manage the project timeline, ensuring all deliverables are met within deadlines. o Coordinate cross-functional teams and appoint resources as needed to drive the project forward. 5. Discrepancy Resolution: o Define and implement procedures to eliminate future discrepancies in unit measurements and documentation. o Conduct regular audits to ensure ongoing compliance with measurement standards. 6. Strategic Asset Optimization: o Focus on updating the measurement of units in key strategic malls to maximize future leasing agreements. o Identify opportunities to enhance portfolio value through optimized unit measurements and leasing strategies.
Requirements
Qualifications: • Bachelor’s degree in Real Estate Management, Architecture, Engineering, or a related field. • Professional certification in Project Management (e.g., PMP) or membership in RICS (Royal Institution of Chartered Surveyors) is highly desirable. • Minimum of 2 experience in real estate, asset management, or property development. • Proficiency in property management software, especially Yardi. • Strong understanding of local authority regulations, including ADM and Tawtheeq. • Proven ability to manage complex projects with cross-functional teams. Skills: • Exceptional analytical and problem-solving abilities. • Strong project management and organizational skills. • Effective communication and stakeholder management. • Detail-oriented with a focus on accuracy in measurements and documentation. • Ability to work independently and drive projects to completion.
